Why We Invested – Wyre AI

Preconstruction remains the most consequential phase of a project, where design is finalized and contracts are signed, yet it is traditionally the most document-heavy and least digitized part of the construction lifecycle. Estimators, preconstruction managers, and project engineers spend weeks combing through document sets to figure out what’s actually being built, what’s missing, and where drawings contradict the specs.

The consequences of missed details are staggering. Undiscovered scope gaps account for 2–5% of total project costs; these costs show up in RFIs, change orders, and rework. The average RFI costs roughly $1,080 to process (Navigant Construction Forum), and a large project can generate well over one thousand of these. Industry research ties more than $177B a year in U.S. construction labor to rework, hunting for project information, and resolving conflicts that could have been caught earlier (Trimble). Almost all those errors originate in the documents, long before a project starts.

This is where Wyre AI steps in. Wyre AI is a specialized preconstruction document intelligence platform that bridges deep construction domain expertise with AI to digest complete project document sets. The platform serves as the foundational intelligence engine that transforms complex drawings, specifications, and dense text into structured, trade-specific scope data. It is a system designed to identify scopes and highlight hidden risks, allowing contractors to bid faster, eliminate future ambiguity, and protect their margins before breaking ground. Wyre was founded by CEO Sunil Dorairajan, a true construction tech subject matter expert who brings more than a decade of commercial construction experience, multiple degrees in civil engineering and construction management, and is a proven operator in construction document intelligence specifically. Sunil previously co-founded Pype, a startup focused on transforming submittals and compliance workflows in construction, which was acquired by Autodesk in 2020. He then spent almost 5 years at Autodesk working on their Construction Cloud strategy, as well as associated M&A activities over that time, where he clearly identified the upstream preconstruction document intelligence whitespace.

I was fortunate to be able to back Sunil as a seed investor at Pype and cannot speak more highly of him as a culture builder, talent magnet, driven leader, and passionate founder dedicated to advancing the construction industry. It was a very easy decision to back this repeat founder on the Wyre journey ahead.

In building Wyre, Sunil is joined by CTO Varada Pyda, a former early employee at Pype and most recently an engineering and AI leader for Autodesk’s construction products. This powerhouse duo brings a combined decades-plus of both direct contractor operations and technical document intelligence expertise, ensuring the platform is built for the exact pain points preconstruction managers face daily.

The platform operates through two core, highly synergistic products: Wyre Scopes and Wyre Check. Wyre Scopes automatically ingests a project’s complete drawing sets and spec books to extract, organize, and format trade-specific scope packages. This AI-driven workflow drastically reduces the manual burden of scope drafting, enabling an 80% reduction in the time required to generate scopes. Outputs are color-coded and highly traceable back to the source documents, ensuring estimators can quickly verify the AI’s drafts and maintain a human in the loop. Wyre Check serves as an automated design quality management and document validation engine that cross-references drawings against specifications to surface hidden gaps, contradictions, and compliance issues pre-bid.

By catching RFI-risk items before the project begins, Wyre Check mitigates issues that would otherwise cost tens of thousands of dollars in downstream change orders. After more than a decade of construction tech investing, we believe this targeted product approach, focused on specific workflow pain points operators deal with daily, is the right launch into market vs. trying to build out a horizonal layer of do-it-all agents in order to brand the product as a platform right out of the gate.  

In just a few months in market, Wyre AI has demonstrated significant commercial momentum. Since launching last year, the company has attracted numerous heavyweight customers, including Okland Construction, Jacobsen Construction, BE&K, Rycon Construction, Miller Davis, MCN Build, and Cardella, among others. The platform’s real-world impact is already proven at an impressive scale: to date, Wyre has analyzed more than 250 projects, identified more than 250,000 scopes and issues, and supported more than $3B worth of project value.

The round also includes angel investments from top-tier construction veterans including Amar Hanspal (former Autodesk CEO), Rajesh Ram (Co-Founder & Chief Growth Officer, Egnyte), and Joseph Khoury (VP of Preconstruction & Co-Founder, MCN Build), among others.
